Step 2: Tell Everyone You Know That Your Home is For Sale

No matter where you live, it doesn't take long for word to spread about a new home being for sale on the market. There are right ways and wrong ways to go about it though, and I'm about to show you a few tips that will make your home stand out among everyone else's – giving you the chance to get more qualified, ready-to-act buyers.

The two most important ways to reach potential buyers are through Classified Ads and Yard Signs. But don't just slap up a sign or throw together a quick, heavily-abbreviated ad. When you word them right, classified ads and yard signs can attract buyers like a magnet.

Classified Ads
It's easier than you think to write a good classified ads. Lots of For Sale By Owner sites would have you believe that the Internet is the "new newspaper" – but that isn't entirely true. Putting an ad in the real estate section of your local newspaper is still one of the most effective ways to reach interested buyers. Over 80% of consumers actively involved in buying a home had read a local daily paper in the past week, and 5 out of 6 had read a Sunday newspaper in the last month (Source: The Newspaper Association of America).

When writing a classified ad, remember that a buyer doesn't have time to call on each and every home that might fit their needs. They're only going to call on ads that specifically pique their interest. Your ad needs to include all the proper information, like location, number of bedrooms and baths, and price. Common ads (which generate little, if any interest) will read like this:

An Example of a Poorly-Written (but all-too-common) Classified Ad for a Home for Sale:
3 bdrm, 2 bath, 1500 sq. ft, 2 car gar. $144,000 555-1212

This ad doesn't appeal to our emotions or senses at all. It's concrete, but it's also cold and not very personable. Let's take a look at a well-written ad which immediately grabs our interest and gives us a strong visual of the home before we've even laid eyes on it:

Linda Vista neighborhood, 3 bdrm with vaulted ceilings, hot tub deck overlooking gardens $175,000 call anytime 555-1212

Use words that make your reader "feel" what the home is like: cozy fireplace, private hedges, quiet neighborhood. Focus on your home's strongest selling points. And don't forget to close with a statement encouraging the prospect to contact you.

Yard Signs
Yard signs are the cheapest and most effective method of letting everyone know that your property is for sale. But like with classified ads, there are both good ways and bad ways of using signs. Rather than sticking up a sign with your phone number, and hoping that interested buyers might reach you when you're home (or leave a message when you're not), why not maximize your home selling efforts by getting the most out of your sign?

Step 3: Don't Be Fooled by Internet "Listing" Sites

There are a lot of sites out there that try to get you to list your home for sale online. This idea plays off of the MLS or Multiple Listing Service, an exclusive agent-only database that contains homes for sale listed by many different agents.   • 2. Don't Rush Them! This is a common mistake that first-time home sellers often make. You get so excited having a serious buyer that you whisk them from room to room, overflowing with details about the home and become overly enthusiastic about its possible sale. The key is not to rush them. Let the buyer take time to imagine themselves in that room – and spur them on, if you'd like, by giving them some suggestions as to what could be done with a particualr area. The more visual cues they have to draw from, the more they see themselves as your home's new owner!
